A Cautionary Tale About Possible Problems To Avoid In Commercial Premises Remodeling

Commercial remodeling can be a great idea. It can also be a real problem. Company A, of Wherever, USA, wanted to do a major remodel of their commercial premises, a warehouse. The idea was to create more much-needed warehouse space by adding to their existing building. Simple enough, you’d think.

They hired a designer, and got a building contractor to do the construction. The existing structure was an older building, from around 1950. It was a bit rundown.  The designer, meaning well, pointed this out to the company CEO and suggested some rebuilding. The builder separately pointed out that the local building codes had changed a lot since 1950 and that the new building work would need to be compliant to be approved by the city.

Then the electrical subcontractorssaid that the old premises wiring was hopelessly out of date and that power forthe new auto pick system needed to be integrated with the new design. The old electrical system simply couldn’t handle the power loads. Company A, still needing the new space, wound up tearing down the old building and putting up a new one, for $4 million above the original cost plus operational downtime. It took a year for the new building to be up and running.

This situation is easily avoidable.
